Ban Algorithmic Price Fixing in Idaho Rental Markets
Software like RealPage is being used by Idaho landlords to coordinate rent increases. We demand a state law banning the use of algorithmic pricing software that aggregates competitor data to set rental prices.

Across Idaho, landlords are using software like RealPage to set rental prices. This software aggregates nonpublic competitor data — including occupancy rates and pricing — and recommends coordinated rent increases that have driven Boise-area rents up over 40% in three years.
This is algorithmic price fixing, and it is illegal in spirit even if our statutes haven't caught up. We demand that the Idaho Legislature pass a law:
1. Banning the use of any pricing software that aggregates nonpublic competitor data to set residential rents
2. Requiring landlords to disclose if they use any algorithmic pricing tool
3. Giving the Idaho Attorney General enforcement authority, with civil penalties of $10,000 per violation
Idaho renters deserve a free and competitive housing market, not a cartel coordinated by software.
